Part of the Land Activation Program (SEQ Tranche 1) Provisional Priority Development Area (PPDA), this 6.4-hectare site will deliver new homes and support a well-connected, thriving community.

The final outcome will be guided by a Provisional Land Use Plan over a three-year period.

What is the draft Provisional Land Use Plan (PLUP?)

The draft PLUP sets out the proposed planning framework for the PPDA, including:

  • the overall vision
  • development criteria that apply across the PPDA
  • precinct‑specific planning outcomes
  • assessment and infrastructure requirements.

Precinct planning considerations include:

Suburban character and amenity

  • Development must respond sensitively to surrounding low‑rise housing.
  • Strong emphasis on managing privacy, overlooking, daylight and building interfaces.

Building scale and transitions

  • Generally limited to low to medium rise development, with height transitions at precinct edges.
  • Building massing must be broken up to minimise visual bulk.

Neighbourhood integration

  • Development should integrate with the existing street network and local facilities.
  • Streets and frontages are expected to feel legible, safe and residential in character.

Public realm focus

  • Priority on landscaping, tree planting and high‑quality streets.
  • Open space should support everyday neighbourhood use and community interaction
