Economic Development Queensland (EDQ) has released a Registration of Interest (ROI) for land at 19 River Road, Bundamba Qld 4304.

The ROI presents the opportunity to acquire approximately 4.09 hectares of EDQ-owned land, comprising development-ready land for the delivery of private sector-led housing and retail/commercial development projects.

EDQ has completed preliminary assessments to identify the proposed road, drainage, water, sewerage and power infrastructure required to support future housing and retail/commercial development on this land.

Ipswich City Council is responsible for assessing development applications lodged over the land. Any consideration of such applications, and the planning process more generally, is separate from the ROI process and will be subject to all usual applications, assessment and approval processes and requirements.


Making Room for Everyone: Diverse Housing in Action

EDQ has released three proposed future development ready sites in Bundamba to the market as part of its commitment to supporting housing supply and creating connected, liveable communities.

These development sites, totalling approximately 4.09 hectares of vacant land, aim to deliver new housing options and essential local retail/commercial services in line with Ipswich City Council’s new Ipswich City Plan 2025.


What’s Planned

The three land parcels are zoned for a mix of uses: two for residential development and one for neighbourhood centre:

  • Two sites (north/south and southwest) are intended for medium-density residential development which may include, but not limited to, a range of housing types such as apartments and townhouses (under a freehold and/or Community Management Statement).
  • One site (to the southwest) is zoned to support the creation of a proposed neighbourhood centre (local centre function). Subject to market demand, this site is intended to be a well-designed local hub with a mix of small-scale services and facilities tailored to support daily community needs. Potential uses may include:
    • supermarket/convenience store;
    • Retail and small-scale food and drink outlets (appropriately scaled, positioned and operated to enable a 6am to 9pm, 7 day a week activity);
    • Professional office, business, financial and personal services
    • heath care facilities; and
    • local community facilities

This proposed centre will be easily accessible to surrounding residents and designed to promote walkability, activity, and connection.


Delivering for the Community

The future development will support:

  • Facilitate the delivery of housing to create liveable places for different lifestyles and life stages

  • Provide local access to essential / convenience services, reducing the need for travel.

  • Feature high-quality landscaping, tree planting, and walkable streets

  • Encourage safety, inclusion and connection, through active street frontages and accessible shared spaces

EDQ is committed to ensuring that the future proposed developments respond to local needs, align with Council planning and contribute positively to the area’s growth.


What Happens Next

EDQ has invited interest from developers through a formal ROI process. The process encourages partnerships that can help deliver high-quality, inclusive and well-integrated outcomes for the community.
