
Carseldine Village, a new residential community on Brisbane’s northside, is being developed by Economic Development Queensland (EDQ), a government agency that combines property development with specialist planning functions, on the site of the former QUT campus at Carseldine.
Carseldine Village will be an exemplar of sustainable development – the first residential development in Queensland to commit to delivering 100% net-zero energy emission homes with energy-saving features.
On completion, the new village will consist of mixed-use, diverse, and affordable residential, small commercial and retail, along with bushland and recreational open space areas.
At Carseldine Village, 75 per cent of the bushland is being retained and there are more than 18 hectares of green and open space. The Cabbage Tree Creek bushland, called The Sanctuary, is going through rehabilitation works with the planting of 20,000 new plants, trees and shrubs, and the installation of 228 nesting boxes during December 2020 and January 2021. The Nesting Boxes were ordered and installed by Hollow Log Homes.
The masterplan for Carseldine Village will be developed in 5 stages. The current approved masterplan provides for a maximum of 606 dwellings. In Stage V, a village heart will be developed comprising a retail precinct.

The Green is a $6.5 million sport and recreation precinct that stretches over four hectares and incorporates the latest technology.
Opened in January 2020, The Green includes three soccer fields (of which two are dual-purpose soccer/rugby league); two dual-purpose tennis/netball courts; a half-court basketball court; an outdoor ping pong table; a turf cricket pitch and synthetic practice nets; an all-abilities playground; yoga lawn; exercise equipment; BBQs, shaded seating, public toilets, and sports change room facilities and more than 120 car parks.
THE GREEN FEATURES:
- Highly efficient LED lighting in the 14 floodlit towers assists to lower greenhouse gas emissions and power bills
- Smart booking and smart lighting via the BrightSport app and integrated eSwitch technology that coordinates floodlighting to each sporting field booking –and allows hirers to use their smartphone as a key to the court. These features assist to reduce emissions and power bills by ensuring lights are only switched on while courts are in use, and
- Smart irrigation that saves 30% of water usage by monitoring local weather information and evaporation from the soil surface. The system automatically adjusts the watering schedule to use only the water required and not a drop more.
This innovative technology assists to help save on energy and water bills while significantly reducing the carbon footprint as well.

Carseldine Village is a sustainable community with comfortable net zero energy emission freehold terrace homes.
Each of the 182 terrace homes will produce enough renewable energy to offset the home’s stationary greenhouse gas emissions, reducing emissions by at least 5 Tonnes per year when compared to an industry-standard home.
Every freehold terrace home has been delivered with:
- A rooftop solar PV system – producing approximately 14kWh per day on average – combined with a 10.1kWh capacity Alpha ESS battery.
- A suite of sustainable technologies, including a heat pump hot water system and 5-star efficient Wi-Fi air-conditioning controlled via smartphone.
- Better thermal performance and airtightness (minimum 7-star NatHERS ratings), meaning lower heating and cooling costs and less emissions.
- A garage that is electric vehicle charger ready, pre-wired on a separate circuit, saving the owner a costly retrofit.
Rockpool Residential Aged Care opened in August 2022.
Rockpool Carseldine is a $43 million residential aged care facility, over 6-levels, with 150-beds offering aged care, respite care and specialist memory support care. Rockpool Carseldine is a 5 Star Green Star certified development.
The Rock's Cafe, located on the ground floor of Rockpool Residential Aged Care is also open and accessible to the public.
ROCKPOOL WILL FEATURE:
- Solar PV systems
- Electric vehicle charging stations
- Rainwater harvesting for irrigation, and
- Quality, inclusive and supportive aged care, respite care and specialist memory support.
The sustainable features mean lower emissions for the facility and, by supporting intergenerational living, Rockpool is future proofing the community’s family life.
The new C&K Childcare Centre next to Rockpool Residential Aged Care opened in August 2023. This $4 million centre offers 98 places and is a 5 Star Green Star certified development.
This intergenerational care collaboration is a pioneering step towards creating opportunities for meaningful social interactions. It will also integrate new ideas to enhance the quality of life and support social development benefits for the community.
Deluca Corporation have been appointed to deliver the Village Heart. The selection of Deluca, an experienced developer known for its retail and commercial developments and commitment to sustainability and innovation, exemplifies EDQ’s dedication to leading the market in creating sustainable communities.
The Village Heart will be a vibrant central hub with convenience and speciality retail, dining, lifestyle and health facilities that will enhance the quality of life for village residents and the local community.
Stage 1 of the development will include:
- A broad mix of uses within buildings designed to provide flexibility over time
- Some key tenants now committed, include IGA Supermarket, Bottlemart, children’s swim school Aquatic Achievers, Jetts Fitness, Carseldine Medical Centre and Dental on Beams
- Other tenancies are likely to include speciality retail shops, cafes, and a pharmacy.
- A landscaped public plaza.
Later stages of the Village Heart are proposed to include residential apartments, subject to development approval.
Construction on the first stage began in November 2024 with completion anticipated in March 2026, subject to favourable weather.
Carseldine Village features all the requirements for a healthy and sustainable life. Beyond the energy-efficient homes and sustainable technology at The Green, the community is filled with features to help residents live an active and prosperous life.

- A location adjacent to 178,000 square metres of retained bushland, including walking tracks
- Wide, walkable streets with plenty of trees for shade plus efficient LED street lighting
- A generous mix of sporting fields and amenities at The Green, from play equipment and barbecues to a turf cricket pitch and footy fields
- All homes located within approximately 400 metres of parks and public transport
- Affordable homes with flexible floor plans to accommodate every age and stage of living as well as supporting a variety of working-from-home scenarios
- Close proximity to Chermside–an economic and employment hub on Brisbane’s northside, and
