One of the four strategic locations of the Land Activation Program (SEQ Tranche 1) Provisional Priority Development Area (PPDA), the 35,480 sqm site will deliver medium density residential development close to jobs, key health and educational facilities and transport services in one of Logan’s key growth areas.
The final outcome will be guided by a Provisional Land Use Plan over a three-year period.
What is the draft Provisional Land Use Plan (PLUP?)
The draft PLUP sets out the proposed planning framework for the PPDA, including:
- the overall vision
- development criteria that apply across the PPDA
- development‑specific planning outcomes
- assessment and infrastructure requirements.
Precinct planning considerations include:
Mixed use residential context
- Development
- responds to the precinct’s established mixed use setting, surrounding key facilities and local street network
- supports contemporary residential outcomes in a low to medium density built form.
Scale and built form transition
- Building heights generally range from 2 to 8 storeys.
- Appropriate transitions in scale and form are required where development adjoins existing low to medium rise residential areas across University Drive.
Residential amenity and built form articulation
- Building articulation and material selection minimise visual bulk and support a high-quality streetscape.
- Development must:
- provide appropriate setbacks and separation to adjoining residential properties
- protect access to daylight, ventilation and privacy for both new and existing dwellings.
Street interface and public realm
- Built form addresses streets and public spaces to support a safe, legible and attractive neighbourhood environment.
- Development should:
- orient buildings to streets and public spaces
- provide active frontages and entries that support passive surveillance and street activity
- minimise blank facades and service-dominated edges along street frontages.

What Happens Next?
After the public notification period closes, all submissions will be reviewed in accordance with the Economic Development Act 2012. The feedback will help shape the final Provisional Land Use Plan which will guide development in the PPDA.
