The Village, Oonoonba Priority Development Area (PDA)

Spanning 83 hectares, the Oonoonba PDA includes a mix of residential and mixed-use precincts, providing diverse and affordable housing options for low to moderate-income families, key workers, first home buyers, retirees, singles and couples.

The Village, within the Oonoonba PDA, is an Economic Development Queensland (EDQ) project which has delivered 440 residential lots to date. Following the 2019 flood event, development was paused while Townsville City Council updated flood modelling for the area. Based on this updated modelling, EDQ has reviewed its approach and can now move forward with confidence to deliver the final stages of development.


Enabling infrastructure works

To support these new homes and improve local amenity, EDQ is delivering key infrastructure works across The Village, targeted for completion by mid-2027, including:

  • A new acoustic barrier, with works to commence from mid-2026
  • A new bike path connecting the Ross River and Abbott Street bikeways
  • Completion of the road network to improve local access and connectivity
  • Additional parklands and open space for the community
  • Upgraded drainage corridors to improve stormwater management
  • Upgraded sewerage pumping infrastructure, with works to commence shortly.

These works will improve connectivity, support new housing, and enhance the liveability of the community.


The Village Masterplan

Supporting housing supply

As part of the next stage of development, EDQ is delivering new housing in The Village to support local needs.

Yumba-Meta, a Townsville-based, nationally registered community housing provider, has been selected to deliver 47 homes that will provide high quality and affordable accommodation for low to medium income households, including key workers such as nurses, police officers and trades.

EDQ will also undertake a separate market process to deliver the final residential lots in The Village, expected to accommodate around 104 additional homes. All past and future development will continue to align with Townsville City Council’s flood immunity policy.
